Lake Ida is Delray Beach's classic in-town neighborhood: tree-shaded streets of about 1,672 single-family homes just north of downtown, running from the shore of Lake Ida east toward Federal Highway. Named by Delray founder William Linton for his wife, the area grew up in the 1920s through the 1950s, and its quarter-acre lots now hold a mix of original ranch homes and new custom houses.
There are no gates and, on most streets, no homeowners association. Atlantic Avenue is about half a mile south of Lake Ida Road and the beach about two miles east. Read the full guide to living in Lake Ida →

Lake Ida is the established neighborhood just north of downtown Delray Beach, between Lake Ida Road on the south and the Delray Beach city line on the north, from I-95 and the shore of Lake Ida itself east toward Federal Highway. Atlantic Avenue is about half a mile south of Lake Ida Road, and the beach is roughly two miles east. Most homes have a 33444 ZIP code.
About 1,672 single-family homes within those boundaries, according to Palm Beach County property records, spread across dozens of small subdivisions platted from the 1920s onward, including Lake Ida Shores, Lake Ida Manor, Lake Ida Gardens, Ida Lake Terrace, Totterdale, High Acres, Del Ida Park, Dell Park, Lake Eden and Lake Shore Estates.
Palm Beach County deed records show 124 sales in the last 12 months at a median of $1.41M, from original 1950s ranch homes under $1 million to new custom homes above $4 million. The median estimated value of a Lake Ida home today is about $1.49M. New construction on the streets west of Swinton Avenue is listed well above that.
By median estimated value, the highest-value streets are the lakefront and near-lake streets west of Swinton Avenue, including Lake Drive, Hibiscus Lane, Lake Eden Way, Delray Ridge Lane and the NW 12th and 13th Street blocks, along with North Swinton Avenue itself. See every street on the streets & values page.
Most Lake Ida homes are not in a mandatory homeowners association, which is a large part of its appeal: there are no gates, no club dues and owners can build or renovate within City of Delray Beach zoning and permitting rules. A few newer enclaves do have small associations, so confirm for a specific address before you buy.
MLS records for Lake Ida homes list Plumosa School of the Arts (K–8), Carver Community Middle School and Atlantic Community High School, which offers the International Baccalaureate program. Confirm school assignments for a specific address with the School District of Palm Beach County, since boundaries can change.
Lake Ida is a freshwater lake with public boat ramps at Palm Beach County's Lake Ida parks. It is popular for paddling, fishing and water-skiing, but it is not connected to the ocean, so it is not a deep-water boating address. Several Lake Drive and Lake Shore Drive homes back directly onto the lake.
Lake Ida's original homes were mostly modest one-story houses on generous lots of about a quarter acre, in a no-HOA neighborhood a short drive from Atlantic Avenue and the beach. That combination has made it one of Delray Beach's most active areas for teardowns and new custom homes.
